What a 4 point inspection covers.

The inspection looks at four systems: roof, electrical, plumbing and HVAC.

The inspector sees each one at the house and writes up the report. Your carrier reads it before deciding to write or renew.

  • Roof. Carriers weigh roof age first, ahead of condition and material.
  • Electrical, plumbing and HVAC. Public records say little about these three. The inspector checks them in person.
  • Roof with no permit. With no county re-roof permit on file, carriers usually date the roof to the year the house was built.

When a 4 point inspection is due.

Schedule the inspection before your renewal date if your roof is in its mid-teens or older, because the carrier will want the report in hand.

That clock runs on shingle. Tile and metal draw the same questions later, often once they reach their thirties.

Common questions.

This page lists no set price, since the partner inspector quotes it to you at booking. The address lookup and roof report cost nothing and need no signup. Run them first and you go into the booking knowing what the records already say about your roof's age, its material and whether a re-roof permit is on file.

No. The 4-point reports on the condition of the roof and three home systems, and carriers use it to decide whether to take or keep the policy. The wind mitigation inspection fills in a separate state form that scores seven wind-resistance features, and insurers use that form to apply credits to the premium you pay.

No. A carrier that asks for a 4-point needs an inspector's report from a visit to the house, and an online lookup cannot supply that. Use the roof report as your preparation, since it lays out the age, covering and permit history on record before anyone arrives, and it costs nothing to run for any Florida address.

No Florida law sets a maximum roof age, and each carrier decides its own limits. For a shingle roof past 15 years, the 2022 reforms generally stop an insurer from refusing coverage over age alone if an authorized inspection finds at least 5 more years of useful life. Book early enough to fix anything the inspector flags before your renewal.

A county re-roof permit dates the roof, and the roof report shows that date when a permit is on file. If the report shows an estimated age instead, look up the permit or gather the roofer's paperwork and bring it to the inspection. The inspector and the carrier can then work from the real re-roof date.
