On 2026 Florida installed pricing, a 1,000 sq ft roof costs about $3,510 to $5,940 in asphalt shingle and $4,110 to $6,910 in architectural shingle. Metal sits around $700 to $1,400 per installed square and tile around $700 to $1,500; on a 2,000 sq ft roof, that comes to roughly $14,000 to $28,000 for metal against $14,000 to $30,000 for tile. Expect about 15 to 20 years from asphalt shingle under Florida sun and storms; tile and metal hold up longer. Insurers grow wary of a shingle roof in its mid-teens, and once it passes about 15 years most of them want a 4-point inspection on file before they will cover the house.
The installed prices on this page include the permit and inspection, along with tear-off and disposal. If a quote lists the permit as an extra line, ask what the base number covers. The re-roof permit also matters after the job: it becomes the date that carriers and your roof report use for the roof's age.
Quotes differ on roof size, material and scope. One contractor may measure more squares than another, price architectural shingle where another priced asphalt, or leave tear-off out of the number. Line quotes up against the same measured size and the same installed scope before you judge the gap.
Florida's 25% rule sets the limit. Repair or replace more than a quarter of the roof inside 12 months and the remaining roof must meet current code. A 2022 change carved out roofs built under the 2007 Florida Building Code or newer: on those, you fix only what was damaged.
