Does homeowners insurance cover roof replacement?

It covers replacement when the roof is destroyed or badly damaged by a covered peril such as a windstorm, hail, or fire, not when it simply wears out. Age and normal deterioration are considered maintenance and are excluded.

How much you receive depends on the policy. Replacement cost value (RCV) pays to replace the roof at today's prices; actual cash value (ACV) subtracts depreciation for the roof's age, which can leave a large gap on an older roof. Many insurers now apply ACV or a separate roof deductible, especially in storm-prone states like Florida.

File promptly after damage, document everything, and know your deductible and whether your policy is RCV or ACV before you need it.
