How often should a roof be replaced?
Replace based on material and condition, not a fixed calendar. Three-tab asphalt typically needs replacing every 15 to 20 years, architectural shingles every 25 to 30, metal every 40 to 70, and tile or slate 50-plus.
Condition can move that up. Curling or missing shingles, granules filling the gutters, active leaks, sagging, or daylight in the attic mean it is time regardless of age. Storm and hail damage can end a roof's life early, especially in Florida.
Get a professional inspection every few years once a roof passes the halfway point of its expected life, and after any major storm.
