How long does a metal roof last?

A quality metal roof lasts 40 to 70 years, and premium standing-seam systems can approach or exceed that with proper installation. That is roughly double to triple the life of an asphalt-shingle roof.

Longevity depends on the metal and coating. Steel with a good paint system resists fading; aluminum resists coastal salt corrosion, which matters near the Florida coast. Exposed-fastener panels may need gasket or screw maintenance decades in, while concealed-fastener standing seam has fewer wear points.

Even the longest-lasting roof depends on flashing and installation quality, so the installer matters as much as the metal.
