How long does a roof last?

It depends on the material. Three-tab asphalt shingles last about 15 to 20 years; architectural (dimensional) asphalt shingles last 25 to 30; metal roofs 40 to 70; and tile or slate can exceed 50 years. Manufacturer "lifetime" warranties describe the product under ideal conditions, not a guaranteed service life.

Real-world lifespan is shorter in harsh climates. Florida sun, heat, humidity, and hurricane-force wind age a roof faster than a mild northern climate, so an architectural shingle rated for 30 years may realistically deliver 20 to 25 here. Ventilation, installation quality, and maintenance matter as much as the material.

Watch for curling, cracked or missing shingles, granules in the gutters, and daylight in the attic; those are the signs a roof is near the end regardless of its age on paper.
